Privacy policy

This is a translation of the Danish privacy policy, provided for convenience. The Danish version at boligpulse.dk/privatliv is the legally binding one.

BoligPulse helps you find a rental: we watch publicly available rental listings, compare them against your criteria, and tell you when something matches. To do that, we process some personal data about you. Here we explain what, why, and what rights you have.

What we collect

You give us most of it yourself, when you create an account and fill in your profile:

• Contact details: email, and if you choose to, your name and phone number.
• Profile details you add yourself: age, household and occupation, all of it optional and only used to sharpen the matches.
• Search criteria: budget, neighbourhoods, size, number of rooms, requirements and deal-breakers.
• Answers to short questions about listings we found for you (whether they fit, whether you contacted the landlord and whether they replied). They are linked to your account and used to improve matching and to give you bonus instant alerts as a thank-you.
• Technical: your login session and basic usage data, so the portal and app work and stay secure.
• Subscription status, if you buy Full access: whether the subscription is active, not the payment itself. The payment happens with Apple, and we never see your card details.

We do not ask for your CPR number.

What we use it for

• Matching new rental listings against your profile.
• Sending you alerts and updates by push, email or Telegram.
• Keeping track of whether you are on the free tier or have Full access.

Where your data lives

Your data is stored with our data processors in the EU (Supabase for the database, Vercel for running the portal and app, and PostHog for product analytics) and processed server-side. If you buy Full access, RevenueCat keeps track of the subscription itself, and the payment happens with Apple through the App Store. If you have said yes to ad measurement, Meta Platforms Ireland also receives information about your visit and your clicks on the download buttons, as described under Cookies, and about your use of the app, as described under Ad measurement in the app. We never receive or store your login details for the sources we watch.

Sharing with third parties

We never sell your data and we do not pass it to advertisers. The one exception is ad measurement with Meta, on the website with the Meta pixel and in the app with the Facebook SDK, which is on only if you have said yes (see Cookies and Ad measurement in the app). We share data only with the data processors needed to run the service (hosting, database and subscription handling), and only to the extent required to deliver BoligPulse.

Ad measurement in the app

Once you have created an account, iOS asks whether BoligPulse may track you across other companies' apps and websites (Apple's "App Tracking Transparency"). If you say yes, the app uses the Facebook SDK from Meta Platforms Ireland Ltd. for ad measurement. If you say no, the app sends Meta no information about your use. This consent covers ad measurement only and has no effect on what you can do in the app.

Whatever you answer, iOS itself can tell Meta that the app was installed after one of our ads (Apple's "SKAdNetwork"). That notice is sent by Apple, not by the app, a day or more later, and without any information that could identify you or your device.

If you have said yes, Meta receives:

• that the app was installed and opened, and that you created an account;
• your email in hashed (scrambled) form and an internal user ID, so Meta can recognise you as someone who saw one of our ads, without us sending the email address itself;
• the device advertising ID and device details the Facebook SDK normally sends;
• if you buy Full access: that you started or renewed a subscription. Our subscription provider RevenueCat sends this from its server to Meta, with an anonymous ID from the app. Meta never receives card details and never your housing searches.

The purpose is to measure which ads on Facebook and Instagram get people to use BoligPulse, and to make them better. Meta may link the data to your Facebook or Instagram profile. You can withdraw your consent at any time in iOS under Settings › Privacy & Security › Tracking › BoligPulse. See Meta's own privacy policy for how Meta handles the data.

Product analytics in the app

When you are signed in, the app sends simple usage events to our PostHog project, hosted in the EU, so we can see where in the flow people get stuck and improve the app. This is separate from the tracking question above and is not linked to advertising.

The events are:

• which screens you open;
• that you created an account or signed in, and with which method (Apple, Google or email);
• that you saved your search criteria, opened a match, saved a home as a favourite, or asked for and copied a suggested message;
• which plan you chose, and that you answered a question about a home;
• whether you allowed notifications, and that you started or completed a purchase of Full access;
• that you deleted your account.

The events are tied to your internal user ID and not to your email or name. We never send the content of your searches, addresses, prices, message text or card details, do not use the device advertising ID, and do not share the events with Meta or anyone else. The basis is our legitimate interest in improving the app. If you do not want to take part, message us (see Without the app) and we will stop the measurement for your account. Deleting your account stops it too.

Retention and deletion

We keep your data for as long as your account is active. You can ask at any time to have your account and all associated data deleted. Message us on Instagram and we will do it as soon as possible.

Your rights (GDPR)

Under the General Data Protection Regulation you have the right to:

• Access the data we hold about you.
• Rectification of incorrect data.
• Erasure ("the right to be forgotten").
• Data portability: getting your data in a machine-readable format.
• Objection to and restriction of our processing.
• To withdraw your consent at any time.

Our legal basis for processing is your consent (GDPR art. 6(1)(a)). The data controller is BoligPulse, Copenhagen. Contact us at Instagram. If you are unhappy with how we handle your data, you can complain to the Danish Data Protection Agency (datatilsynet.dk).

Cookies and local storage

We use as few as possible. Below is exactly what is stored in your browser and why. We use ad measurement (a Meta pixel) only if you have said yes, and we do not sell data.

Necessary (no consent required)

These are technically required for the site to work and are exempt from the consent requirement in the Danish cookie order. Without them you cannot log in.

• sb-* (cookie, Supabase): keeps you signed in. Expires with your session.
• locale (cookie): remembers whether you read Danish or English.
• bp-theme (local storage): remembers light or dark theme.
• bp-consent (cookie): remembers your answer below so we stop asking. 12 months.

Statistics (requires your consent)

Anonymous visitor statistics via Vercel Analytics, so we can see which pages get used. It collects no personal data and does not follow you across other websites.

Product analytics via PostHog, hosted in the EU, so we can see where in the flow people get stuck. PostHog sets a cookie holding a random id that tells your browser apart from others. We use it to count journeys — not for advertising — and it is never sold or passed on.

PostHog records which pages you visit and where you click, including the text of what you click, where you came from (referrer and utm parameters from ads) and your browser, device type and country. We also use session recordings, which recreate how you move around the page (clicks, scrolling and mouse movement) so we can see where the site is confusing. Text fields you type into are masked and not recorded. It is all stored in the EU at PostHog and used only to improve BoligPulse.

Both load only after you say yes, never before.

Ad measurement (requires your consent)

The Meta pixel from Meta Platforms Ireland Ltd. It sets cookies and tells Meta that you visited the site and that you clicked a download button for the App Store. We use it to measure and improve our ads on Facebook and Instagram. Meta may link this to your Facebook or Instagram profile if you are logged in there. It loads only after you say yes, never before. See Meta's own privacy policy for how Meta handles the data.

The same click is also sent by our server directly to Meta (Meta's "Conversions API"), together with your IP address, your browser type and the Meta pixel's cookie IDs, so the measurement is not lost if your browser blocks the pixel. This happens only if you have said yes, and the two messages are counted as one. The Meta pixel also uses "automatic advanced matching": if you type an email or phone number into a form on the site, the pixel sends it to Meta in hashed form so Meta can recognise you more accurately.
